Research
Through relationship building, rigorous research, and a comprehensive underwriting process, we identify stabilized and undervalued multifamily properties in the Minneapolis area and around the country which meet our criteria for growth.
Acquisition
Once under contract, we perform extensive due diligence and create a robust business plan to simultaneously increase revenue and improve the lives of our tenants.
Repositioning
After closing, we utilize our expertise in architecture, construction, and interior design to make improvements that will increase the Net Operating Income, and ultimately increase the value of the property.
Cash Flow
We believe you should be able to make money right out of the gate. Our Property Management Team will oversee the daily operations at your property while you enjoy the positive cash flow that comes from a well-operated multifamily investment.
Refinance
Your repositioned property represents newly created appreciation. With a higher appraised value, you have the opportunity to pay off a significant piece—or all—of your loan. For example, if we can increase the NOI by 10%, we can refinance the asset based upon this new and higher property value. Those excess funds can be returned to our equity partners that will still retain an ownership stake.
Disposition
We are always monitoring the market and can advise you when an exit strategy would be advantageous, including a sale, refinancing, or transitioning the property into a longer-term hold to capitalize on cash flow distributions.
